Interest rate: 12%-24%  -  with between 15%-16.5% being the average on 1st place mortgages

Inspection Fee: $150.00-$750.00- Arres Capital will do monthly inspections prior to each draw being advanced.


You will notice our interest rates are higher then the banks and you may ask “why do people agree to pay this rate?”  There are many reasons why our interest rates are higher.  Some of which are:

We are much faster than the banks.
We look at each deal on an individual basis, in the sense that we do not have a computer make the decision for us.
We do not have even close to the stringent requirements of a bank.
Some people have poor credit or are self employed, thus banks won’t tend to lend them money.
For ease, we are willing to do a lot of work for them which saves them immense hassle.
We have contacts within our investor base that we can refer the borrower to.  These contacts are professionals that can help better enhance the borrowers project.

All of these and more are what leads to answering the question of why people agree to pay this.
